A 1/2 HP motor handles most standard residential doors. Heavier or oversized doors do better with a DC motor unit closer to 3/4 HP. We figure that out on-site before any installation goes forward.
When to Replace Your Old Garage Door Opener
Tough call sometimes. An old opener can keep running long past its prime, then quit on you the same week the in-laws are visiting. A few honest signs it is time for a new install. If the unit strains or hesitates on the way up, the motor is wearing down. If the remote only works from three feet away, the receiver board is going. If the lights flicker, the gears grind, or the door stops mid-cycle for no clear reason, you are running on borrowed time. If battery backup and Wi-Fi sound appealing, and the current opener has neither, a new install often costs less than chasing repairs on a dying unit.
Repair first is the default at O'Brien. Replacement only goes on the table when parts are no longer made for your model, when a repair would not be safe, or when fixing it costs close to what a new opener costs anyway. The technician shows you both options and the price for each before any work begins.
Smart Connectivity and Wi-Fi Openers
Okay, this is the section everyone has questions about. A smart garage door opener connects to your home network and pairs with an app, usually myQ for LiftMaster and Chamberlain models. From there, you open or close the door remotely, get a notification when the door is left open, set a schedule, or grant temporary access to a delivery driver or house sitter who needs it once.
A few work with HomeLink, so you run everything from the car. The whole smart connectivity piece is genuinely worthwhile if you forget to close the door now and then, or if your kids beat you home, or if pets have a way of slipping out the moment a door is open.
Brands We Install and Service
We install and service LiftMaster Professional, Chamberlain, Craftsman, and Genie, plus most other major residential brands. Trucks come loaded with brand-specific parts for the most common models, not generic substitutes. Why does that matter? A LiftMaster logic board on a LiftMaster opener fits the original housing, holds the original programming, and runs the original safety sensors. A universal board might work for six months, then start glitching on a setting nobody thought to check.
If you bought an opener already and want it installed, we do that too. Installation warranty in that case runs 30 days through O'Brien Garage Doors. The opener itself goes back to the manufacturer for a warranty on the unit.
How an Install Goes
Pretty straightforward. A technician shows up with the opener, hardware, and the right tools. Door balance gets checked first, because installing a new opener on an unbalanced door is a fast way to wear out the new motor. Spring tension gets adjusted if needed. The opener mounts to the ceiling, the rail attaches to the door, the safety sensors align at the base of the tracks, and the wall control panel, plus the remotes, get programmed. Most installs are completed in a single visit.
Before the tech heads out, they walk you through the app setup, show you how to use the manual release cord, and run a full safety check. That includes the photoelectric sensor test, where the door reverses when something crosses the beam at the base of the tracks, and the force-based reversal test, where the door reverses if it meets resistance on the way down. Both are required by current safety standards. The quote comes before any work begins. No charges added after the fact.

The belt drive! While the chain drive is an excellent, extremely durable, and slightly more economical option, the belt drives are known to offer more noise reduction. The standard ½ HP belt drive is quiet, and the DC motor belt drive is even quieter. The DC motor also comes with several optional upgraded technological features such as battery backup, a camera, and more. If you would like to stick with a chain drive, opting for a ¾ HP or DC motor will offer some noise reduction vs the standard ½ HP chain drive.

Since the springs are what do all the heavy lifting of the garage door, and the opener is in place to gently assist with the raising and lowering, a ½ HP professional grade opener such as LiftMaster Professional is more than enough to lift most standard garage doors. If you have an oversized garage door or an extremely heavy door (such as solid wood), you may opt for a ¾ HP or DC motor instead. You may also opt for one of these openers due to the advanced technological features they come with or the benefit of noise reduction.

This all comes down to preference! The chain drives will be slightly more economical than the belt drives, and are excellent openers, originally built for heavy loads and frequent use. The belt drives, while still extremely durable, are often quieter than the chain drives and make them a favorite among many of our customers.

We have the perfect opener for you! If you do not have much ceiling space or simply prefer to keep the ceiling space clear, our LiftMaster Professional jackshaft opener mounts to the side of the door and limits noise and vibration. This opener also comes stock with some great safety and technological features.

All openers are definitely not the same. There is a wide range when it comes to quality in regard to garage door openers. Some openers are more of a “builder’s grade” opener while others are professional grade, such as the LiftMaster Professional. Some openers may be less expensive in the beginning but are not rated to last very long. Some openers may last 6-10 years on average, while others are known to last 20-30 years. At O’Brien, we hand-pick our openers from top rated manufacturers from names such as LiftMaster Professional and Chamberlain in order to deliver the best quality to our valued customers. **Please note: if you find a LiftMaster online, most of the time, it will not come with the solid steel rail that goes from the unit to the door, and you may have to find this separately. Most other openers purchased online will come with a pieced-together rail which is less sturdy than the solid steel rail.

At O’Brien, we always aim to repair openers before replacing, when it makes the most sense. It may make more sense to replace, however, if any of the following situations apply:
You would like to upgrade your opener due to new safety/technological features or noise reduction
The cost of the repair is close to, the same as, or more than a new opener
The opener is older, near the end of its lifecycle, and will run into more repair costs after this repair visit
Replacement parts are no longer made

Many people like the idea of a battery back up opener for the following reasons:
If your power goes out, your door will still open, so you are not stuck inside or outside of the garage.
If your opener loses power, sometimes it can lose all its programming and will need to have all the remotes, cars, and keypad reprogrammed.

Yes! As long as your car is a make and model that is compatible with the HomeLink HomeLink® feature, our installers will get your cars all programmed for you per your request.

We definitely can! We do, however, recommend our openers for a few reasons:
Warranty: If we install an opener that you purchased elsewhere, we will still warrant the work, but will not be able to warrant the product. The labor warranty will also be much shorter than if it is one of our openers. Our openers will come with an extended, comprehensive warranty on all parts and labor.
Quality: We are extremely intentional when choosing the products we install for our customers. We install high quality, professional grade openers that are known for their durability, strength, and longevity. Not all openers are rated the same in regard to these qualities. If you order an opener online, it will most likely come with a pieced-together rail or no rail at all.
Cost: When you consider the cost of the opener and then paying someone to install it, the cost will probably come close to, if not more than, what we charge to install our professional grade openers.
